Дробная, бедная, многослойная застройка остро нуждается в создании полноценной го- родской среды. Этой цели подчинена компози- ция комплекса, в центре которой – пешеходная двухуровневая эспланада, перпендикулярно спускающаяся к также двухуровневой обще- ственной зоне набережной. Грамотное исполь- зование уникального рельефа позволило уве- личить площадь озеленения, решить проблемы безопасности, функционального разграничения жилых, офисных и общедоступных зон. Верти- кальное зонирование делает возможным появ- ление множества инфраструктурных объектов, ориентированных на Саввинскую набережную.

The fractionary, poor, multi-layer development badly demands creation of the full-scale urban environment. The composition of the compound is subordinated to this goal. In its center there is a pedestrian two-level esplanade that descends perpendicularly to the public area of the river bank, which also consists of two levels. The skilful usage of the unique landscape allowed for expan- sion of the green zone, solving security problems and the issues of functional division of residen- tial, office and public zones. Vertical zoning made it possible to appear for a lot of the infrastructure objects oriented towards the Savvinskaya water- front.
