Среди множества принципов формирования застройки в первую очередь стоит выделить со- масштабность новой архитектуры историческо- му контексту, а также функциональное зониро- вание. Сдержанно-модернистский облик всего комплекса не спорит с окружением, более того, комплекс формирует двухъярусную среду, при- давая всей территории новое пространствен- ное звучание. Территория жилых домов с дво- рами специально поднята на уровень выше по сравнению с пешеходной зоной, обеспечивая дополнительную безопасность жителей. С уров- ня пешеходных зон открываются перспективы ближайших памятников архитектуры.

Among the many principles of shaping ur- ban development there are two things to point out first: the scalar equivalence of new architec- ture to its historical context and functional zon- ing. The moderately modernist look of the whole compound doesn’t contradict the surroundings, moreover, the compound forms the two-tier en- vironment giving the whole territory a new spa- tial speech. The residential territory with court- yards is deliberately lifted one level higher above the pedestrian area thus providing more secu- rity for residents. From the pedestrian area level there is a good view of the nearby architectural sights.
